What a conveyancing solicitor does

Conveyancing is the legal work of moving the ownership of a home from one person to another. On a purchase, your solicitor checks the title, orders the searches, reads the contract and your lender's conditions, sends the money on completion and registers you as the owner with HM Land Registry. On a sale, the firm prepares the contract pack and answers the buyer's questions.

You can compare prices before you call anyone. If a firm says it offers residential conveyancing, the Solicitors Regulation Authority requires it to publish its prices, what the price covers, whether VAT is included, and the experience of the people doing the work. That applies to freehold and leasehold purchase, sale and remortgage (SRA, transparency in price and service).

On a purchase in England or Northern Ireland, the Stamp Duty Land Tax return goes to HMRC and the tax is paid within 14 days of completion (GOV.UK). Most buyers ask their solicitor to file it, so check that the quote says whether filing is included.

What to ask a firm

  • Ask who will do the work and who supervises it
  • Ask for a written quote or estimate, with what is and is not included, before anything starts
  • Ask how often you will get updates and by what route
  • Check the firm and the solicitor on the SRA register

Fees

Questions people ask

How long does conveyancing take?

There is no fixed time. It depends on the length of the chain, how quickly the searches come back, the mortgage offer and, for a flat, how fast the freeholder or managing agent replies. Firms that publish conveyancing prices must also publish typical timescales and the key stages (SRA), so ask for both in writing.

What should a conveyancing quote include?

The firm's own fee, VAT, and the disbursements it pays on your behalf, such as search fees, the Land Registry fee and any Stamp Duty Land Tax. Ask what would add to the price, for example a leasehold property, a new-build or a Help to Buy redemption, before you agree.

Do I have to use a solicitor for conveyancing?

No. Licensed conveyancers also do this work and are regulated by the Council for Licensed Conveyancers rather than the SRA. This directory lists SRA-regulated firms only. Whoever you choose, your mortgage lender must accept them, so check the firm is on your lender's panel.

Why does the firm ask about my identity and where my money comes from?

Anti-money-laundering law requires it. Expect to prove who you are and show where your deposit came from, such as savings statements or a letter from the person giving you money. Sending these early is one of the easiest ways to avoid a delay.
